According to reports from the Daily Economic News, the housing exchange initiative implemented in first-tier cities is gradually expanding from suburban areas to central urban areas. Recently, there have been reports in the market that the Jing'an District of Shanghai is actively promoting a housing exchange plan, with state-owned enterprises acquiring second-hand old public housing to facilitate the circulation of new homes for citizens. In response to this situation, on January 26, a reporter consulted the Jing'an District Housing Security and Property Management Bureau as a homebuyer. A staff member from the Construction Market Department of the bureau confirmed the related developments and stated that they are currently in the stage of collecting housing source information. You can provide the relevant information about your old house to the developer, and arrangements will be made for batch assessment and acquisition work later. Additionally, according to news released by the Today's Real Estate WeChat account, Jing'an District will soon launch a pilot program for housing exchanges, and the current phase has begun to assess clients. It is reported that the specific purchaser will be the Jing'an District public rental housing enterprise, targeting owners of old public housing with an area of no more than 70 square meters and a total price of no more than 4,000,000 yuan, assisting residents in exchanging for new homes within Jing'an District by directly acquiring their old houses. The specific operational process is divided into three steps: first, homebuyers need to select a new house in Jing'an District and complete the purchase to lock in the discounted price and specific housing source; then, the homebuyer submits an application, introducing a third-party evaluation agency to conduct an objective value assessment of the old house; finally, if the assessed price meets expectations, the transfer transaction of the second-hand house will be handled according to the recovery process based on the online signing contract of the new house.
